Side & rear extension and reconfiguration of internal layout for property within AONB
Brief
Design a substantial side and rear extension to replace the existing conservatory, utility room, and garage. The proposals focused on creating a modern, family-friendly layout with generous living and bedroom accommodation, while ensuring the new design blended seamlessly with the existing house.
Time Frame
Measured survey, design development, and planning submission were completed within the first stage, with construction works taking approximately 18 months from start to finish.
Constraints
The design had to balance the increased scale of the extension with the existing property and its surroundings. Particular attention was paid to the roof design to minimise bulk, stepping the rear gable to keep the proportions sympathetic. Matching the existing bay window style at the front was also key to maintaining character and kerb appeal.
Outcomes
The new layout provides a large open-plan kitchen and dining space, a ground-floor bedroom with accessible shower room, and a flexible family/games room with a small gym area. Upstairs, the extension accommodates a spacious master suite with walk-in wardrobe and en suite, along with an additional en suite bedroom and a new utility room. The result is a contemporary, functional family home that meets the client’s needs for both day-to-day living and future flexibility.
